Our limits

What We Do Not Take On

We don't touch commercial rolling steel doors or fire-rated warehouse doors - that's a different trade with different hardware, and we'd rather send you to someone who does it every day than fumble through it on your dime.

Custom door fabrication

We also don't do custom carriage-house builds from scratch; if you want a door designed and fabricated to order, that's a specialty shop job, not a repair call. Most of the houses we see around Lake City went up between 1972 and 1994, with a lot of that stock clustered in the 1980s and early 90s across the handful of established pockets in town.

Aging steel sectional stock

That means a lot of original steel sectional doors on extension or early torsion setups, and a lot of openers that are on their second or third remote by now. We work on that stock all day.

Patching versus replacing cost

What we won't do is pretend a 40-year-old door with a bent track and a rusted-through bottom panel is a "quick fix. Sometimes the honest answer is that patching it costs more over two years than replacing it once, and we'll tell you that straight instead of billing you for both.

What to expect

What Comes Next

If you call, we ask what the door is doing - won't open, opens crooked, makes a bang, opener runs but nothing moves - because that tells us more than the model number usually does.

  1. Fast truck dispatch

For most calls in Lake City and the immediate area, including Five Points and Watertown, we can get a truck out without a long wait between the call and the look.

  2. Checking the whole system

Once we're at the house, we check the spring, the cables, the rollers, the track alignment, and the opener's force and limit settings as a set, not one at a time, because a door that's working wrong usually has two things fighting each other, not one broken part. We give you the price before we start the repair, not after.

  3. Honest repair or replace

If the fix isn't worth it - say the door is original to a house built in the early 80s and the panels are rusted through on top of a dead spring - we'll say so and lay out the replacement cost instead of running up a repair bill on a door that's done.

Our team

Who You Are Dealing With

We're based at 196 NE Chestnut Ave in Lake City, FL, and we run calls through the local area - Lake City itself, Five Points and Watertown a couple miles out, and out to White Springs and Fort White when the job calls for it. Lake City's climate is mild with the occasional freeze, which is gentler on hardware than a lot of the state, but it still means springs and bearings wear on their own schedule, not a calendar one.

We're not a franchise with a call center routing your job to whoever's closest that day. You talk to someone who knows the housing stock here - a lot of it dating to the 1970s through early 90s - and who can tell you on the phone, roughly, what you're probably dealing with before the truck even shows up. Call 13862679655 if the door's stuck, loud, or just not right, and we'll walk you through what we can do same call.

Questions

Common questions

Do you work on older torsion spring setups from the 80s?

Yes - a lot of what we see in Lake City is original 1980s hardware, side-mounted torsion or older extension spring setups. We carry what fits the common sizes for that era of door and can usually diagnose spring condition over the phone based on symptoms before we even arrive.

How far out from Lake City do you go?

We run calls in Lake City and nearby, including Five Points and Watertown a couple miles out. We also take jobs out toward White Springs and Fort White, though those are farther drives, so ask when you call whether that fits the day's schedule.

Is it worth repairing a door from the 1970s or 80s instead of replacing it?

Depends on the damage. A worn spring or bad rollers on an otherwise sound door is a straightforward repair. Rust-through panels, a badly bent track, or a door that's been patched more than once usually cost more to keep fixing than to replace - we'll tell you which situation you're in.

Do you install new doors or only repair?

We handle repair and replacement on standard residential sectional doors. We don't build custom carriage-house doors from scratch or work on commercial rolling steel - those go to a specialty shop.
